marina hills

Built in 1988-1995  by Taylor-Woodrow homes offering nine sub-divisions consisting of over 1500 homes. the concept was to provide an abundance of open space with parks and plenty of amenities. Offering an exceptional lifestyle and is located in the center of the city.

 

beacon hills

Located and nestled in the heart of the city. With over 11 subdivisions ranging from entry-level condominiums to semi-custom estates, sitting high on the hill with stunning ocean views. Besides its location, the developments offer a variety of pools and tennis courts.

 

san joaquin hills

Built in 1997-2012  by Shapel Homes offering 8 sub-divisions, 54 different floorplans & consisting of 943 homes. The development is a gated community at the north end of Laguna Niguel. Best known for its community pools, park, privacy, and its close-knit community feel.

 

ocean ranch

Built in 1990 this gated community is the gem of the city. There are 166 custom estates from  Mediterrane, Tuscany & Contemporary architecture.  The main builder is Shea homes which added 228 tract homes with fine finishes and many lots offering ocean views.

 

hillcrest estates

Built by Shapel in a private gated community of 185 homes. Many refer to this development as the big brother to San Joaquin Hills. In 2002 Shapel carried over some of its larger architecture plans ranging from a 2200 sq. ft. single-story to 4,500 sq. ft. homes with plenty of appointments.

 

kite hill

Built from 1978-1988 by Shapel Homes. Offering 301  homes ranging from 1800 Sq. Ft. single stories to about 3,600 two stories. Here you will find many split-level floorplans, large brick fireplaces & bonus game rooms. Amenities offered:  Large community pool & 4 tennis courts.

 

el niguel heights

The building started in 1977  & is considered one of the city’s most elegant developments. Next to the El Niguel golf course homes range from a 2000 sq. ft. single story to 6 bedroom 6,200 sq. ft. homes. Large lots give way to oasis-style private pools all within elegant tree-lined streets.

 

palisades

One of the few developments built by Standard Pacific in 1985-1989. With roughly 900 homes ranging from 3-6 bedrooms, a rare 4 car garage model, and centrally located in the city. The floorplans are very functional and there have been many configuration changes over the years.

 

crest de ville

When opened in 1988 this development was the talk of the town & still is. Exceptional gated community with a variety of open floorplans ranging from 2,880 -4880. Large lots offer ocean & canyon views along with well-manicured grounds. Offers a great community lifestyle.
